What types of improvements will give me the best return on investment (ROI)?

Kitchen and bathroom remodels will net the best ROI. Updating an old bathroom with new tile and fixtures is not too expensive, but will help to really sell a house. Updating kitchen appliances, or installing new countertops and backsplash will also help improve the look of a kitchen.

How much should I invest in home improvements?

The size and scope of your project will determine the cost of your project. Make sure you are not overspending and pay attention to the price of your home and other recently sold homes nearby (comps) so that you are not overpricing your home for the area. The quality of your materials, the size of the project, and age of the house can all impact the project cost. Get multiple bids and be sure that when you are comparing bids that you are comparing the exact same scope from each contractor. If a price comes in that looks to good to be true, it probably is.

Allow an extra 15% in your budget to allow for decorating upgrades or cost increases. If your home was built before 1978, be aware of the concerns with lead paint. You may need a professional inspection done. There also may be more involved with bringing the plumbing, heating and electrical systems up to date.

A home improvement loan, a home equity line of credit, a home equity loan (second mortgage), and a cash-out refinancing of your current mortgage are all options to help pay for emergency improvements.
